Aluminium is the strength behind any large bespoke orangery project, as it is a lightweight, yet very strong building material, especially for conservatory roofs, and each roof double glazed sealed unit is extremely heavy and requires strong support. You could be forgiven for mistaking Traditional Heritage windows and doors for authentic timber products, such is the replication of the aesthetics in style, dimension and finish. The window sash sits flush with the window frame in the closed position – a standout feature of 19th Century timber windows. However, the Traditional Heritage frame is actually a composite material which boasts 21st Century advantages such as a low maintenance finish, integral thermal efficiency and durability. Traditional Heritage windows and doors are mechanically jointed as opposed to welded and this is one of several reasons why these windows can be considered for use in conservatories and orangeries.

Lantern Roof

Also known as Atrium Roofs, Lantern Roofs are a clear evolution and descendent of the buildings first created centuries ago, giving any Orangery a much more traditional look. But while their appearance may have changed gradually, the technology and innovation that goes into their production has advanced rapidly and, in that sense, they are barely recognisable from their predecessors. The roof itself sits atop of the building and does not quite span to outer perimeters of the orangery, therefore providing unique views and snapshots of the skies above.

For properties ins the countryside, this may not be a major issue, however in more built up areas, the sounds of  cars and busy life want to be kept out.  We have developed quality products to achieve this.  Whatever your requirements,, we have the right product for you and your home.

Planning Permission & Building Regulations for Orangeries

Joedan will take care of all necessary Planning Permission & Building Regulations for the installation of your Orangery with your local authority – however here is a summary of the basic facts.

Under the present legislation, if certain criteria are met you will not require planning permission in Gloucestershire & Wiltshire, including the Cotswold, Gloucester, Cheltenham & Swindon for Orangeries, unless you are adding a conservatory to a house that has already been extended. In addition, developers sometimes place further restrictions so it is worth checking if your house is a ‘new build’.

In order to remain exempt from planning permission, Orangeries must adhere to the following principles:

  • At least half of the new walls and three quarters of the roof is either glazed or translucent material.
  • They are built at ground level and are less than 30 square metres in floor area.
  • The orangery is separated from the house by external quality door(s).
  • Glazing and any fixed electrical installations comply with the applicable building regulations requirements.

From 1st October 2008 new rules for conservatories and extensions took affect which replaced the old rules and affect conservatories as follows:

  • No extension forward of the principal elevation or side elevation fronting a highway. This means that any conservatory on the front or side of a house that will be closer to a public highway than the original house will need planning permission. A highway is any public right of way including footpaths.
  • Maximum depth of a single-storey rear extension of three metres for an attached house and four metres for a detached house. The width of a conservatory running along the back length of a house is not constrained at all unless it projects beyond the house which is constrained by rule 3. A house is only detached if there is no solid structure connecting it to a neighbour. A “link” house is therefore not detached nor would be two houses with a common garage. The rules on what counts as being detached have not changed from the previous ones.
  • Side extensions to be single storey with maximum height of four metres and width no more than half that of the original house.
  • Maximum eaves height of an extension within two metres of the boundary of three metres from the lowest point on the ground.
  • No balconies or raised platforms.
  • On designated land no permitted development for rear extensions of more than one storey; no cladding of the exterior; no side extensions.
  • No more than half the area of land around the “original house” would be covered by additions or other buildings.
  • Maximum height of a single-storey rear extension of four metres.

While permitted development rights now allow for the construction of many Orangeries without planning permission you may have to limit their size and material construction if you want to avoid building regulations. If an orangery you are building does not meet any of the above four rules then it will have to adhere to building regulations in full.

We will then draw up the plans on our computer, showing you how it will look from every angle – as part of our free design and quotation service.

Survey

One of our specialist surveyors will visit your home to take measurements and confirm the position of the doors and opening windows to your conservatory. If you need planning permission, we will sort it out with the local authority in Gloucestershire & Wiltshire, including the Cotswolds, Gloucester, Cheltenham & Swindon.

Installation

Unlike other orangery companies, Joedan Home Improvements will take care of everything, from digging the foundations, forming the base and building the dwarf wall, to erecting the frames, roof and fitting the glass. We will precisely schedule each step so you know exactly what is happening and when.

Finishing

We will finish by plastering the internal walls, laying the floor and installing the electric sockets and lighting if requested. If you have ordered a ceiling fan or other accessories, we can fit them. We will clean up after ourselves and when all the jobs are done, we may ask you to fill in a questionnaire, just to make sure you’re happy.
